Effective brochures start with good photos. Even if your property isn't professionally decorated with million dollar veiws,you still need to take images that will emphasize the positives and play down the negatives. Thwhole idea is to sell your home for its best points.
1. De Clutter
Clutter is distracting. Remove everything from benches and tables,put toys & bikes away, and stuff all that bathroom clutter into the nearest drawer. Focus on clean counters and space around furniture, even if your home is small. Consider fresh flowers in an attractive vase, setting the table, and closing all wardrobe doors, put the swing set over at the neighbours for the day.
2. Find Good Angle
Try taking photos off centre. Dont make the TV the centre focus of the room. Take lots of images and choose only the best. Review your images instantly & move things about if they are unsightly & unattractive.
3. Remove the Date Stamp
Turn off the date stamp feature on your camera.
4. Open the windows, Turn on the lights
Natural light is best. Hold the camera very still when photographing indoors with natural light, otherwise you will have a blurry image. Make the rooms light & cheerful.
5. Highlight the Best Rooms & Features
Only use images of the best rooms. If you have a feature, use it to highlight the whole sales campagin. For example if you have a water feature or a fantastic outdoors entertainment area, hone in on these lifestyle features. Try to sell the property on a theme and the way the new owners would feel living here.
6. Outside Photos
The front of the house is probably the most important photo of all, and for outside photos, the best thing to do is check the weather report. Try to avoid heavy shadows at noon, try taking images late afternoon or early morning. Don't take pictures at dusk or at night, unless it's for a special effect, for drama. Unless the house has great outside lighting, it will just look gloomy.
7. Target Market
Think of your target market & price range. If your property would suit young professionals, show them the great outdoor entertaining areas, if its one for families, keep the roomy backyard & close to facilities features in mind. Sell your home in a positive light with phrases that are inviting and descriptive. You must never be misleading though.
